Property owners and employers are legally responsible for preventing electrical safety issues and ensuring their systems are properly maintained. Under UK* and ROI** law, property owners must maintain all electrical systems and keep proof of regular electrical safety checks by a ‘Competent Person’.
Formal electricity inspections should be performed according to the frequency outlined in the Wiring Regulations (typically every 5 years for commercial properties and every 3 years for industrial properties). In the event of an electrical incident, evidence will be required to demonstrate how and when the electrical system was formally inspected.
